New building in East London combining complimentary community uses: elderly housing, apartments, a nursery and commercial units.

The elderly housing and apartments are arranged around a communal courtyard with private terraces addressing views of the busy city. Every home has open shared space at its heart, with at least two aspects and no corridors. The nursery and commercial units form active edges to a new public square and pedestrian streets.

The building is a timber structure with lightweight cladding and expressed framework façade. The intent is that it will feel robust within the urban setting while still open to the life of London.

There is a rising demand for homes for people who are over 65 and looking to downsize while staying within an active urban community. They want to maintain contact with family, friends and the vital bustle of the city they know. 

The UK has a dire shortage of housing suitable for retirement age, and provision is particularly poor in city centres. This project contributes to the discussion of how we can address this need.
